Description
SCOPE OF WORK — Complete Renovation Finish This proposal covers the completion of the interior and targeted exterior work at 5020 Tennessee Ave, organized into the sections below. It reflects the adjustments from your July 31 notes: interior doors reduced to seven, all exterior doors removed from our scope (you are supplying those), and an HVAC allowance added. MI-01 — General Conditions Site protection throughout, daily and final cleanup, and two roll-off dumpsters for construction debris. MI-02 — Life Safety & Inspection Sign-Off Electrical finish-out and final inspection items, rear deck structural repair (materials and labor), deck stair concrete pad, and code-required handrails, guards, and transition strips. This section carries the project through the life-safety and inspection requirements. MI-03 — Basement Moisture & Mold (Targeted) Targeted mold cleanup with one-wall drywall demo and seal, mold-blocking primer, waterproofing, and a dehumidifier. Note: mold behind wall coverings that remain in place is excluded and would be handled by change order if uncovered. MI-04 — Interior Finish Flooring: LVP throughout the main level (materials + install), carpet and pad on the second floor and stairs (subcontracted install), and subfloor patching/prep. Tile: bathroom floor tile and shower/tub surround wall tile, set, grouted, and sealed. Doors: seven (7) interior doors with hardware and casing, hung and adjusted. (Exterior doors are customer-supplied and installed as part of the door-install labor at no material charge.) Openings: reframe mismatched openings and the master closet for pocket doors. Trim: baseboard, door and window casing, and jamb extensions throughout. Drywall: patch and finish at reframed openings and bathroom returns, ready for primer. Paint: prime and two finish coats to walls, ceilings, and trim across all three levels, colors approved before start. MI-05 — Kitchen & Bath Completion Set and level the customer's existing cabinets, build the kitchen island, coordinate and set laminate countertops (allowance), set the customer's appliances, install a ductless range vent, complete the half bath, and set bath accessories and hardware. HVAC system work included at a $5,000 allowance per your request (final equipment/scope to be confirmed). MI-06 — Exterior Water Entry (Targeted) Tuckpointing at the water-entry section and window sealing to stop the identified intrusion. MI-07 — Carport & Gravel Parking (Optional) Prefabricated carport kit, assembly, and gravel base/parking surface, with a City of St. Louis permit allowance. (This is the budget-friendly gravel carport option in place of full removal, as discussed.) Not included: Exterior doors (customer-supplied); plumbing fixtures set by the customer's plumber (vanities, toilets, tubs, faucets); mold behind wall coverings left in place; and any concealed condition found once surfaces are opened, which would be handled by written change order.
